Almost all manufacturers require that the system has been maintained to honor warranties.

Many people never realize that their cooling and heating system operates on an average of 3,000 hours per year. A car driven for 3,000 hours at 65 MPH would travel 195,000 miles. No one would consider such a journey without arranging for oil changes, lubrication and routine tune-ups along the way to assure efficiency, safety and reliability of the vehicle. Your cooling and heating system services you many more hours than your car, and needs routine tune-ups to operate efficiently, safely, and reliably.

Air Conditioning checklist:

  1. Verify Thermostat Calibration
  2. Check temperature drop across evaporator coil
  3. Clean condenser coil with water
  4. Check start and run capacitors
  5. Visually inspect system for minor refrigerant leaks where accessible
  6. Check time delay relay
  7. Check contactor
  8. Check and tighten all electrical connections
  9. Check volt and amp draw on motors
  10. Check air flow
  1. Inspect return air and duct system for air leaks
  2. Inspect and adjust fan belts
  3. Verify Refrigerant level to insure unit is fully charged
  4. Check and clean condensate drain
  5. Lubricate moving parts when applicable
  6. Check compressor terminals and amperage
  7. Check disconnect box and fuses
  8. Check evaporator coil (when accessible)
  9. Test cycle air conditioner for proper operation
  10. Inspect ductwork for dust build up

Heating checklist:

  1. Check for causes of possible carbon monoxide leaks.
  2. Inspect heat exchanger for cracks in gas furnace;
  3. Inspect heating elements in electric furnaces;
  4. Examine all ductwork;
  5. Inspect evaporator coil;
  6. Inspect blower motor and coil
  7. Examine drain pan and lines for blockages.
  8. Inspect filters;
  9. Inspect and calibrate thermostat;
  10. Inspect ignition control
  11. Inspect combustion gas exhaust system
  12. Inspect all electrical connections in furnace
  13. Inspect and adjust pilot light if applicable
  14. Check for proper air flow
  15. Check BTUH output of furnace against manufacturers specs
